As your listing agent, I will enable you to derive the maximum value from your home.  Here's a partial list of what I will do to facilitate your sale, minimize your stress, professionally manage the entire process, and earn my keep:

  • Researching recent sold and available properties
  • Advising you on pricing your property
  • Advising you on fixing up your property to sell
  • Recommending contractors/others to do any needed repairs
  • Promoting your property with:
    • Your property's own unique web site
    • A professionally narrated virtual tour online
    • Online advertising on Realtor.com, in the LA Times, and on at least a half a dozen additional online real estate sites
    • Online advertising on my web site and the South Bay Brokers web site
    • Print advertising in the Beach Reporter and Daily Breeze
    • Color flyers on your home
    • A caravan of my own office's Realtors on the first Wednesday the property is listed for sale
    • A broker's open house for agents from other offices on the first Friday the property is listed for sale
    • A property sign with flyer box
    • An electronic lockbox that tracks who has shown your property
    • Individual post cards sent to at least 250 residences in your area
  • Encouraging other agents to show your property
  • Following up with agents and prospective buyers who visit your home
  • Documenting your required disclosures and other paperwork, and making sure none of this is missed
  • Negotiating the sale when offers are received
  • Negotiating inspection items that the buyer decides they would like to have repaired
  • Monitoring the financing status of your buyer
  • Managing the transaction all the way through escrow and closing
  • Keeping you well informed throughout the transaction
  • Coverage by my partner Laura Grabher if I am away
  • And maybe most importantly, working to minimize your financial risk during and after the transaction (in California especially, the seller bears most of the risk in a real estate transaction)

Many other Realtors do some of the above, but I don't think you'll find another who does all of them, and does them very well!   - David
